“I started to look into investing in rental properties as a passive income source early in my career. What made me nervous about this strategy is how much capital is needed and how to find reliable partners and companies to work with. I heard about Aurora Real Estate Investment when I started to look into investing in Pittsburgh area. When I moved to Pittsburgh late last year, I decided to go on a tour with TJ and his staff. During the tour, on top of learning about the work that Aurora does, I learned more about the people working with TJ in his company. They are a great group of people who value their relationship with others greatly. From then on, I decided to work with Aurora to get my first rental property and I could not ask for a better partner in this learning experience. Aurora was very transparent with time line and cost that are needed for a rental property. Their repair estimate was also really close to what it actually was. I have no doubt that their experience in this industry helps greatly in this process. As the renovation work started, they sent me a weekly updates with pictures. It was very neat to be able to see the progress of the renovation even when I do not have the time to physically be at the property. What I would recommend to future investor is to have an additional 10% capital cushion to what was estimated as there can always be various factors that come into play in real estate investing. From the moment that I met T.J. in Sydney last year in May 2016 during “Cash Flow USA” seminar that Dymphna Boholt was hosting and throughout the whole process, T.J and the team have always been true to their word. When a deal is presented by Aurora you are provided with all of the details and costs upfront as well as the expected rental income and cash on cash returns. This allows you as an investor to quickly assess if the deal works for you personally and the team at Aurora strive to meet the numbers that they provide you upfront. From our personal experience, the team at Aurora were able to meet the numbers that they provided upfront for our property that we purchased in Ambridge, PA and we didn’t encounter any variation to these numbers throughout the whole process. When you work with the Aurora team you feel like you are also part of their family. They love what they do and really look after you as an investor. “I had visited Pittsburgh back in 2007 and really liked the area. I had looked at Bencho Aurora back in 2015, but hesitated just because it wasn’t a turnkey ready (had to wait to purchase and rehab properties), so I wasn’t sure I was ready to make the time commitment up front with no cashflow. Fast forward a few years and having a few more properties in my portfolio, I thought it was time to revisit these guys. I took a visit out to Pittsburgh, met with the team, saw a bunch of properties, and was impressed with the work they were doing. They really take their work to heart with the goal of improving the community one house at a time. Driving around with TJ is also quite entertaining – you know the guy is passionate about his work when he’s naming off all the houses they’ve worked on, the type of tenants that live in them, and who the investors are.”

“This is my first property with them so it’s still very early, but my benefits thus far has been getting a beautifully rehabbed property that rented quickly, for more rent than was projected in the pro forma!

 

If a potential client was on the fence about whether to work with Aurora Real Estate Investment Services or not, what would you say to them?

“Visit the market and meet the team. You’ll like what you see. What also impressed me is that they stay true to their word. You know how some people may say they’ll keep you updated, but then they don’t and you end up having to follow-up with them? This team actually did. The rehab process is the most unnerving part since you don’t know if progress is being made or additional cost items will come up. Almost without fail, I would get weekly pictures showing me the progress, and they would proactively notify me if something did come up that was not previously discovered. Luckily, the unexpected was kept to a minimum.

“Have more inventory, I’d love to buy more!”
